Clause n°1 – Purpose and Scope
These terms of sale constitute the basis of the commercial exchange and are sent to each customer to enable him to place an order.
The terms of sale described below detail the rights and obligations of the company Les prés du petit Morlu and its customers in the context of the rental of furnished tourist accommodation and any associated services (equine reception, occasional transport of person and goods).
Any acceptance of the quote, including the clause « I acknowledge having read and I accept the terms of sale », implies the buyer’s unreserved acceptance of these general conditions of sale and the reception charter.
Clause n°2 – The price list
The prices based on the price list appearing on the site https://lespresdupetitmorlu.com, are identified in the estimate with regard to the services and the reservation period identified. They are denominated in euros with VAT not applicable, article 293 B of the General Tax Code.
The price is quoted with tourist tax included.
Clause n°3 – Booking
In order to make the reservation, the buyer will return the dated and signed estimate within 15 days and the deposit payment identified in the estimate, with a minimum of one night per accommodation selected. After this time, the accommodation will be released for other customers.
This payment will be made by bank check or bank transfer payable to the company Fabrice Landais EI.
Clause n°4 – Withdrawal period & cancellation
In case of cancellation within 30 days prior to your arrival date, 30% of the total amount, with a minimum of one night per accommodation will be due.
In case of cancellation within 72 hours prior to your arrival date, the entire stay will be due.
In case of early departure, your entire stay is due.
Clause N°5 – Security deposit
At the latest when entering the premises, a security deposit of 500 € intended to cover damage and/or damage to the accommodation, furniture, objects or loss of keys or objects, will be requested from the tenant.
This deposit, which can be made by bank transfer or check payable to les prés du petit Morlu, will be returned at the end of the stay after complete verification of the condition of the accommodation, minus any sums covering damage, degradation or loss caused by the customer.
The damage or degradation will be identified with regard to the inventory and the inventory resulting from the inspection report for the classification of furnished tourist accommodation.
This document is present in the welcome booklet which can be consulted in each accommodation. The inventory will be contestable by the customer within 24 hours of entering the accommodation. In the absence of dispute within this 24-hour period, the inventory will be deemed to have been accepted without reservation by the client. An inventory will be established by the Parties at the end of the rental, each keeping a signed copy. In the absence of an inventory at the end of the rental or if the customer alone establishes the inventory at the end of the rental, the absence of dispute by the company Les prés du petit Morlu within 48 hours of the end of the rental will be worth returning the premises in good condition and/or complete inventory.
Clause n°6 – Payment terms
The balance of the amount of the service quoted (amount of the estimate reduced by the amount of the deposit) will be paid by the tenant at the latest when handing over the keys to the accommodation.
Any additional services will be paid for at the end of the stay when the security deposit is returned.
Payment is made:
- either by check
- either by bank transfer
- either in cash
An invoice can be established at the end of the stay at the request of the tenant.
Clause n° 10 : Force majeure
The responsibility of the company Les prés du petit Morlu cannot be implemented if the non-execution in the execution of one of its services results from a case of force majeure. As such, force majeure means any external, unforeseeable and irresistible event within the meaning of article 1148 of the Civil Code.
Clause n° 11 : Swimming pool area
A swimming pool measuring 10 m X 5m and 1.1 m to 1.55m for the depth, shared with potential occupants of a second gîte and located approximately 30 m from the accommodation, will be at your disposal from 1.30 p.m. to 7.30 p.m. from end of may to end of september. Outside of this time slot, the swimming pool will be covered by a rigid, locked shelter.
Any swimming must be done under the supervision of an adult capable of intervening in the event of danger.
It is the responsibility of the tenant to take all necessary precautions when using the swimming pool, particularly if he or she is staying with young children, who must be supervised. He takes full responsibility for the material and bodily consequences which could result from accidents or other incidents linked to the use of the swimming pool, in particular for the supervision of bathers who do not know how to swim or who have not mastered this art.
The tenant acknowledges that he fully releases the liability of the owner in the event of an accident occurring to himself or his family or friends.
He also undertakes to ensure that his family or friends respect the cleanliness and limits of the dedicated space around the swimming pool.
Clause n° 12 : Court of competent jurisdiction
Any dispute relating to the interpretation and execution of these general conditions of sale is subject to French law.
In the absence of an amicable resolution, the dispute will be brought before the Commercial Court of Blois.
Welcome Charter

- Respect the peaceful character of the premises and make use of them in accordance with their intended purpose.
- Commit to returning the accommodation in perfect condition, to declare and financially assume any damage for which you are responsible.
- Not to smoke, neither in the accommodations nor in the barn.
- To take into account that minors moving on the property are under the sole and entire responsibility of their parents or persons having authority over them.
- Do not open the windows with the heating on (environmental impact)
- Do not leave the lights on in your absence (environmental impact)
- Respect the parking areas
- Take into account selective sorting in the bins made available
– We treat wastewater directly with individual sanitation. The system being very sensitive, for its proper functioning, we inform you that bleach is absolutely prohibited, that there are several bins available in the accommodation and that the toilets are not part of it…

Arrival will be after 4 p.m., a key box is available for late arrival (9pm)
- The departure will take place between 9:00 and 11:00.
